This 4,000 sq. ft. home boasts transitional rustic décor and eye-catching bright color and is extremely well-appointed to create the perfect river vacation stay. Inside the designated chef will enjoy the fully furnished kitchen with modern appliances, and those on “flexcation” will appreciate the wireless internet and satellite TV. The wireless home surround sound system broadcasts into the outdoor area as well so everyone can sing along to their favorite Texas country songs from anywhere in the home! What better way to end your day of floating than to turn on the big game on the 70” flatscreen TV outside while lounging in the pool/hot tub? Enjoy the smell of BBQ on the propane grill while relaxing at the outdoor bar and challenge your guests to a friendly game of corn hole or washers! Go barefoot on the soft turf lawn and take in views of Hole 1 of the award-winning Frio Valley Ranch golf course. Count the stars in our gorgeous hill country skies around the fire pit at night before a peaceful night’s sleep. Management provides: pillows, comforters, mattress pads, and all other bed linens (see below), starter kit of 2 trash bags, one roll of paper towels in the kitchen, 1 roll of toilet paper for each bathroom, 3 pods for dishwasher, liquid dish soap, and shrink-wrapped hand soap for each bathroom

***FPRH is proud to announce the provision of linens/towels for all guests through partnership with Frio Linen Supply. Guests will find all beds made upon arrival and towels and washcloths in number of the max capacity listed for the home as well as hand towels for the kitchen and restroom. There is a one-time flat fee charged for this service which is now automatically applied to reservation fees, and we are thrilled to be one of the few property management companies in the area to provide this service at a reasonable rate!

***A booking deposit and a refundable security deposit (damage deposit) are charged upon creating a reservation. If you reserve via phone or the Frio Premier Rental Homes website, please note that your credit card will automatically be charged the first night’s rent for the booking deposit and $350 for the refundable security deposit at 12:00 p.m. central time on the day of booking (if booking after 12:00 p.m. central time it will be charged the day after). If you reserve via VRBO/HomeAway or another channel partner, your credit card will automatically be charged a 10% service fee that is paid to that channel partner, 33% of the total rental fee plus tax as your booking deposit paid to Frio Premier Rental Homes, and the $350 refundable security deposit. You will receive a receipt via email for your booking deposit and security deposit as well as a confirmation number. EFFECTIVE 8-27-2020, THE REMAINING RESERVATION BALANCE IS DUE 30 DAYS PRIOR TO CHECK-IN (MEANING, IF YOU RESERVE ONLINE FOR CHECK-IN DATES INSIDE OF 30 DAYS YOUR CREDIT CARD WILL BE CHARGED THE COMPLETE BALANCE!) THERE WILL ALSO BE A 3% CONVENIENCE FEE APPLIED FOR CREDIT CARD PROCESSING.
